Finished full-flake epoxy garage floor coating in an Arlington, TX home

If you want epoxy floor coating in Arlington, TX, the finish you see is only as good as the bond you can't see. A garage coating that peels in strips, lifts under hot tires or turns yellow by the second summer almost always failed at the prep stage, usually because the slab was acid etched or simply cleaned instead of mechanically ground.

We are a family-owned, licensed and insured crew with more than five years of hands-on coating work. We diamond grind every slab, repair cracks and spalls, test for moisture and then build the system in layers: base coat, broadcast and a clear topcoat matched to how the floor will be used. Our recent work includes a full-flake garage and a front entry and porch here in Arlington, plus polyaspartic garages in Fort Worth. You can see the before and after photos and videos in our project gallery.

What's Included in Our Epoxy Floor Coating Service

Every coating quote spells out the system, the number of coats and the prep, so you can compare it against a cheaper one-day "paint" bid:

  • On-site measure and slab check. We look at cracks, spalling, old sealers or paint, oil stains and how water drains toward the door.
  • Moisture testing with a calcium chloride kit (ASTM F1869) or RH probes (ASTM F2170) when the slab sits on grade or shows signs of vapor.
  • Diamond grinding with HEPA dust extraction to open the surface, plus edge grinding along walls and steps.
  • Crack and spall repair with fast-setting polyurea or epoxy filler, ground flush before coating.
  • Base coat of epoxy, or a moisture-mitigating primer when readings call for it.
  • Your finish: full flake broadcast, metallic pigment, quartz or solid color.
  • Clear topcoat, usually a UV-stable polyaspartic, with an optional anti-slip additive.
  • Stem wall and step coating where you want the finish to wrap up the edges.
  • Cleanup and return-to-service schedule in writing, so you know when to walk and when to park.

Signs Your Garage or Patio Floor Is Ready for a Coating

Bare concrete soaks up oil, tire marks and road grime, and it sheds dust every time you sweep. A coating is worth a look when you notice:

  • Oil and fluid stains that never fully scrub out of the garage slab.
  • A peeling DIY kit or painted floor, often lifting in tire-shaped patches after a hot summer.
  • Dusting or pitting on the surface, where the top layer of concrete is breaking down.
  • A dark, hard-to-clean porch or patio that stays dingy no matter how often you pressure wash it.
  • A garage that is becoming a gym, shop or extra living space and needs a floor that cleans up like an interior room.
  • A commercial floor in a warehouse, showroom or kitchen that needs a brighter, easy-clean surface. See commercial flooring for options beyond coatings.

Our Epoxy Coating Process, Step by Step

  1. Inspect and test. We map cracks and stains, check for old coatings and take moisture readings where needed.
  2. Grind. A planetary diamond grinder brings the slab to a concrete surface profile of about CSP 2 to 3, the range most systems call for under ICRI Guideline No. 310.2R. Grinding falls under the OSHA silica rule (29 CFR 1926.1153), so we run vacuum shrouds and HEPA extraction.
  3. Repair. Cracks, chips and divots are filled and ground flat. Control joints are filled or honored, depending on the look you want and how active the slab is.
  4. Base coat. The first coat soaks into the open concrete and forms the bond everything else depends on.
  5. Broadcast. For flake floors we broadcast to full rejection so no base coat shows; metallic floors are worked by hand while the epoxy is still fluid.
  6. Scrape and topcoat. Loose flakes are scraped and vacuumed, then a clear topcoat locks the finish in. We finish with a walkthrough and your written cure schedule.

Coating Options: Flake, Polyaspartic, Metallic and More

The right system depends on sun exposure, traffic and the look you want. Here is how the common options compare:

SystemBest forGood to know
Flake epoxy with polyaspartic topcoatGarages, workshops, laundry roomsHides slab blemishes, adds grip, topcoat resists UV yellowing
Full polyaspartic systemGarages and patios with sun exposureFast cure, often walkable the same day, higher material cost
Metallic epoxyInterior rooms, showrooms, barsOne-of-a-kind marbled look, best kept out of direct UV
Solid color epoxyShops, storage, utility roomsClean and bright, shows dust and scratches more than flake
Quartz broadcastCommercial kitchens, wet areas, rampsVery durable, textured for slip resistance

Aromatic epoxies tend to amber when sunlight hits them, which is why we top most garage and patio floors with an aliphatic polyaspartic that stays clear. Return-to-service times vary by product: many epoxy systems need about 72 hours before you park on them, while polyaspartic topcoats often allow foot traffic the same day and vehicles in about 24 to 48 hours.

What Affects the Cost of an Epoxy Floor Coating

Coating quotes vary more than most flooring quotes because prep and system choice swing the labor. Your written estimate breaks out:

  • Square footage and layout. A two-car garage, a three-car garage with a storage bay and a long porch all price differently.
  • Removal of old coatings or paint, which adds grinding time.
  • Crack, spall and joint repair, measured by how much damage the slab has.
  • Moisture mitigation, if testing shows vapor coming through the slab.
  • System and finish: flake size and density, metallic pigments, quartz or solid color.
  • Topcoat choice and add-ons such as anti-slip texture or coated stem walls.
  • Access and scheduling, such as clearing a packed garage or working after hours in a business.

Financing is available on approved credit if you would rather spread the cost out. Ask about it when you call, and we will include the options with your quote.

Why Arlington Garages and Patios Need a Different Coating

Arlington garages take a beating that a basement floor up north never sees. Many homeowners leave the door open on summer afternoons, so west-facing garages and uncovered patios get direct sun on the slab for hours, and that UV is what turns a plain epoxy amber. Tires come home hot off I-20 and Cooper Street and sit on the floor while they cool, which is exactly when a thin, poorly bonded coating starts to lift. Most homes here also sit on slab foundations over expansive clay, so hairline cracks are common and can reopen as the soil moves. That is why we grind instead of etch, fill and grind cracks before coating, and finish most garage and porch floors with a UV-stable polyaspartic topcoat. If your slab also needs leveling or major crack work first, our subfloor repair and leveling page explains how we handle it.

Why choose us

Why Arlington Homeowners Trust Us With Their Coatings

CSP 2-3

ground profile under ICRI 310.2R

Ground, Not Etched

Acid etching and degreaser washes leave a smooth, weak surface that most coatings cannot grip for long. We diamond grind every floor to the profile the coating maker specifies, usually around CSP 2 to 3 on the ICRI scale, with HEPA dust extraction. That open surface is what keeps the base coat bonded when hot tires, cleaners and Texas heat go to work on it.

We are a family-owned business, licensed under License #238190, fully insured and backed by more than five years of professional coating and flooring work. Topcoats Built for Texas Sun

A garage with the door open to the afternoon sun is hard on aromatic epoxy, which ambers under UV light. We finish most garage, porch and patio floors with an aliphatic polyaspartic topcoat that stays clear and resists hot tire pickup. Indoors, where sunlight is limited, we can use metallic and solid color epoxies that would not survive outdoors.

FAQ

Epoxy Floor Coating FAQ

How long before I can park on a new epoxy garage floor?

It depends on the system. Many epoxy systems need about 72 hours before vehicle traffic, while polyaspartic topcoats often allow foot traffic the same day and cars in about 24 to 48 hours. We give you a written cure schedule for your exact products.

What is the difference between epoxy and polyaspartic?

Epoxy builds thickness and bonds well as a base coat, but standard aromatic epoxy ambers in sunlight. Polyaspartic cures faster and is UV stable, so it makes a better topcoat for garages and patios. Many of our floors use an epoxy base with a polyaspartic topcoat.

Will an epoxy coating hide the cracks in my garage slab?

We fill and grind cracks before coating, and a full flake broadcast hides most repairs well. Active cracks from foundation movement can still reopen through any coating, so we point those out during the estimate and talk through the options before you commit.

Is a flake epoxy floor slippery when wet?

A flake floor has a light texture that grips better than smooth epoxy. For porches, patios, ramps and garages that see rain blown in, we can add an anti-slip additive to the topcoat for extra traction.

Do you offer financing for coating projects?

Yes. Financing is available on approved credit for garage, patio and commercial coating projects. Ask about payment options when you call, and we will include them with your written estimate.
