Garages, Shops and Outbuildings on Kennedale Lots
Parts of Kennedale are zoned for lots well above typical suburban size. Under the city's development code, as amended in 2020, the R-1 district requires at least 21,780 square feet on sewer, half an acre, and agricultural zoning requires a full acre. R-1 lots may have up to three accessory buildings of 100 square feet or more, each limited to one story and 15 feet in height. Not every lot has a shop, but shop and barn slabs are often poured for storage and parking rather than for a finished floor.
That changes the prep. An outbuilding slab may lack a vapor barrier, so we test for moisture before choosing a primer, and oil, welding spatter or old paint has to be ground away completely. For a workshop, a solid-color or quartz system with a chemical-resistant topcoat often makes more sense than decorative flake. A detached garage that faces the afternoon sun still gets a UV-stable polyaspartic topcoat. The commercial side of town is growing too: the city's 2026 budget lists a 24-acre business park with more than 100,000 square feet of industrial space.
