Replacing Builder Carpet in Kennedale Homes
Census estimates count roughly 1,050 Kennedale homes built between 2010 and 2019 and about 430 more from the 2000s (American Community Survey, 2020 to 2024). Many of those houses came with builder-grade carpet and a thin cushion in the bedrooms, and after ten or fifteen years the wear shows in predictable places: the top of each stair, the hallway outside the bedrooms and the spot in front of the couch. By that age the pad has often lost its spring, and new carpet laid over a tired pad wears out early.
New construction keeps adding to the list. The city's 2026 budget lists two townhome projects, a 39-unit site called Harris Hills on Mansfield Cardinal Rd and 32 units on Crestview Dr. Most townhome plans put the bedrooms upstairs, so the staircase gets more traffic than any single room. On stairs we use a dense cushion and wrap each nosing tight, because loose carpet at the nose of a step wears quickly and can catch a foot. Homes with many bedrooms, and about 38 percent here have four or more, also benefit from a seam plan drawn before the carpet is ordered.
