Freshly sanded and refinished red oak hardwood floor in an older Arlington, TX home

A typical hardwood floor refinishing in Mansfield involves wood that went in with the house sometime after 2000 and now shows worn traffic lanes, gray spots by the back door and scratches from dogs and dining chairs. Because so much of it was finished at the factory, and some of it is engineered, the first job is finding out exactly what kind of floor you have.

The sanding process, finish choices and pricing factors are covered on our main hardwood floor refinishing page. This page focuses on what we tend to find in Mansfield homes.

Refinishing the Wood in Mansfield's 2000s and 2010s Homes

Mansfield's population doubled during the 2000s, from 28,031 to 56,368 (U.S. Census), and about 10,700 of today's homes were built in that decade alone (American Community Survey, 2024). Many of those houses, and the ones that followed, came with prefinished wood, and two traits from those years shape a refinishing plan. Factory finishes are hard and slick, so a new coat will not stick unless the old finish is properly abraded and a test spot passes an adhesion check. Hand-scraped and wire-brushed boards, a popular look in that era, also lose their texture under a drum sander, so a full sanding leaves a smooth floor whether you wanted one or not.

Older wood is less common here. Only about 900 homes in the city were built before 1970, even though Mansfield's history runs much deeper: the Man House, begun in 1865, is the oldest surviving structure in town (Texas State Historical Association), and the historic downtown around Main and Broad streets still holds buildings from the town's early decades. Oak strip floors in houses from the 1950s and 1960s get the same first check as any solid floor: how much wood is left above the tongue.

What We Include When Refinishing in Mansfield

Each stage is described on the main refinishing page. A Mansfield refinishing quote spells out:

  • Identification of solid, engineered or textured boards, plus the wear layer where it applies
  • An adhesion test on factory finishes before we promise a recoat
  • Board replacement for deep pet damage or water stains through floor repair
  • Full sanding with dust collection, or abrading and recoating when the wood is sound
  • Stain samples on your own boards, including lighter tones after a full sanding
  • Finish coats with written cure times for furniture and rugs

At Home With Boom-Era Floors

Houses from Mansfield's busiest building decade are now 15 to 25 years old, and so are their floors. We know where prefinished and hand-scraped products from those years wear first and how to tell solid from engineered at a vent opening. The plan we hand you fits the floor you actually own, not a generic refinishing package.

60-80°F

NWFA indoor temperature guidance for wood floors

Finish Cured in a Conditioned House

NWFA guidance puts most wood floors at their best between about 60 and 80 degrees with 30 to 50 percent humidity. We ask you to keep the air conditioning or heat running through sanding and curing, because finishes flow and harden best inside the maker's range and a closed-up Mansfield house in July can climb well past it. Cure times are written down for you.

FAQ

Hardwood Floor Refinishing in Mansfield: FAQ

Can you refinish the hand-scraped floor in my Mansfield home without losing the texture?

A recoat keeps the texture, because it only abrades the top of the old finish. A full sanding flattens it. If deep wear means the floor has to be sanded, we can talk about leaving it smooth or brushing a light texture back in, which takes extra labor and is priced on its own line.

My builder-installed wood floor sounds hollow in spots. Should that be fixed before refinishing?

Usually, yes. Hollow spots in a glued or floating floor over a slab often mean the adhesive let go or the concrete has a low area. We mark them during the assessment. Small areas can sometimes be injected with adhesive, while larger ones may need boards lifted and the slab leveled before sanding.
